Homlii FAQ
About Homlii
What is Homlii? A place to find a home, and a housemate, you'll get on with. Everyone takes a short survey about how they live, and we show how well you'd match.
Is Homlii a letting agent?
No. We're an advertising and matching platform. We don't arrange tenancies, collect rent or deposits, check references or manage properties.
Who's responsible once I've found a match?
You are. Viewings, agreements, payments and moving in are arranged directly between renter and landlord.
Homlii isn't part of any agreement you make.
How does matching work?
We compare your survey answers question by question, giving extra weight to tidiness, guests and routine. A match % is a guide, not a guarantee.
What can others see about me?
Your name, photo, personality type, age, occupation and bio, plus a match %. Never your individual survey answers.
For renters
How do I start?
Take the survey, create your profile, then browse homes. Your best matches appear at the top.
What does the match % mean?
-
Spare room: how well you'd get on with the host.
-
Whole home: your best match with another applicant.
Whole home or spare room?
-
Whole home: you share with one other person, and the landlord lives elsewhere.
-
Spare room: you live with the host as their lodger.
Is it free?
Yes. Creating a profile, browsing and applying cost nothing.
What happens after I'm accepted?
You arrange the viewing, agreement, deposit and move-in directly with the landlord.
Staying safe
-
Never pay before you've viewed the home and met the landlord.
-
Never pay before you have a written agreement.
-
Tenants: make sure your deposit is protected in a government scheme.
-
Report anything suspicious to contact@homlii.uk.
For landlords
What can I list?
A whole home for two people, or a spare room in your own home.
How do I choose applicants?
My Applicants shows each applicant's profile and who they've connected with. Landlord Pro adds match scores and a tenancy fit summary.
Does Homlii check renters?
No. We don't verify ID or references, so please do your own checks.
What are my responsibilities? Meeting your legal duties as a landlord, for example:
-
right to rent checks
-
deposit protection
-
gas and electrical safety checks
-
a valid EPC
See GOV.UK's guidance for landlords.
What does it cost? Listing is free. See the Pricing page for Landlord Pro.
Spare rooms and lodgers
For renters: what does being a lodger mean?
You live with the host and have fewer rights than a tenant. Notice is usually one rent period, and your deposit doesn't have to be protected. Ask for a written lodger agreement.
For hosts: what do I need to do?
-
Check your lodger's right to rent.
-
Keep annual gas safety checks up to date.
-
Give your lodger a written agreement.
-
Check with your mortgage lender or landlord, and your insurer.
You can earn up to £7,500 a year tax-free under the Rent a Room scheme (2025–26).
The small print
Homlii is a matching platform, not a letting agent. We aren't responsible for any agreement or payment between users. This page is general information, not legal advice. See our Terms of Use for full details.
